were a lot of staff at the ready to help with any questions we had and the coffee and really good donuts were a nice touch. The manager, Carson, was friendly, efficient and extremely competent. The whole rental process was a breeze. Calls over the summer were always answered by a friendly and responsive person who either knew the answer or found the answer and got back to us right away. if you could occupy your apartment for the 12 month duration. However, if your contract starts on Sept 16 or thereabouts (very likely if you are moving in for school at U of O), you must pay rent on Sept 1 for the entire month of September even though YOU CANNOT LIVE THERE UNTIL SEPT 16. This is buried in the terms of the lease, which is possible to find if you are looking for it and have the ability to interpret these policies, which for most people will not be all that likely. Meaning, the contract does not say "warning you will have to pay for two weeks in which you can't live here", it is covered in terms written by people who don't want to you be able to pick up on it. But you did sign the lease, and if you call to ask for an explanation as to why you have to pay for 2 weeks of rent that you cannot use, they will tell you "it's in the contract you signed". Is it perfectly legal? Absolutely, because you signed the terms of the contract. Is it immoral or unethical? Well, yes. So just be warned, rent is due 9/1, and your contract states that you can start inhabiting the apartment on Sept 16, and indeed you will pay for the entirety of September even if you can only live there for 2 weeks of the month. Again, perfectly legal for them to do that so just giving you the heads up of what to expect. Or, better yet, find a different place and take your money elsewhere. Either way, ask questions and dig through the seemingly endless terms about your specific lease in that enormously long contract.
